Questions homeowners actually ask

Should I sell first or buy first?

It depends on your timeline, your funds and how much certainty you want. Selling first tells you exactly what you have to work with and removes guesswork, but you need a plan for where you live in between. Buying first gives you the home you want, and asks you to carry two positions for a while. We look at both routes side by side with your real numbers before you commit to either.

Can I comfortably upgrade?

Comfortable and possible are two different answers. We look at sale proceeds, cash and CPF, loan capacity, stamp duties, and the monthly figure you would live with afterwards. If the answer is not yet, you will hear that, along with what would need to change and by when.

What should I check before making an offer?

The lease and tenure position, the layout against how you actually live, the block and floor, renovation condition and likely spend, recent transacted prices in the same development, and how quickly you can move if the seller wants a fast completion. We put these on one page so the offer is a decision, not a reaction.

How do I compare two properties properly?

Compare them on the same criteria, in the same order, with the same numbers. Total cost to own, not just price. Time to move in. What you give up in each. What each one would look like to a future buyer or tenant. Once the two are on identical terms, the right answer usually becomes obvious.
